Your management company is basically responsible for looking
after all aspects of your home, from helping to obtain rentals,
through keeping the property clean and maintained, to paying your
bills and keeping sales tax records. To do this they must hold at
least a real estate license and the better companies will also employ
their own maintenance staff.
Your management company will charge a monthly fee – these are the
type of services that will be provided:
Weekly pool maintenance & pool cleaning
Weekly/bi weekly lawn maintenance and cutting
Provide for full housekeeping and cleaning service between rentals
General ongoing maintenance of the property and replacement of
filters, light bulbs etc
Initial set up of homeowner utilities accounts
Payment of all monthly utility bills if required
Produce monthly accounts on behalf of the homeowner
Provide guest check in facilities and indemnify against damage
Provide 24 hour emergency call out service for guest renting the
property
Feature and promote your home for rental if required
Calculate sales and tourist tax on rental income and remit on the
owners behalf to State & County departments each month.
Liaise with homeowner associations on behalf of owners
Advertise, promote and liaise with local tourist boards to promote
the area as a premiere vacation destination.
Annual US tax return service – itemized reports for submission
to US Internal Revenue Dept
